PM Awas Yojana: Property Certificate Now Mandatory for Beneficiaries

Beneficiaries of the Pradhan Mantri Awas Yojana-Urban (PMAY-U) will now be required to submit a property ownership certificate. This new rule specifically applies to individuals who do not possess a registered deed for their property. The directive has been issued by the Directorate of Urban Local Bodies.

Previously, eligible beneficiaries under the PMAY-U scheme received a total of ₹2.5 lakh in three instalments. However, recent changes to the rules now mandate that individuals whose properties are located within the “Lal Dora” limits—the demarcation line separating village residential areas from agricultural land—and lack a formal registry must obtain a property certificate.

How to Obtain a Property Certificate

To acquire this certificate, applicants must submit an application to their local municipal council. The application should be accompanied by records of electricity and water bills for the last 10 years, all registered in the applicant’s name. The property certificate will be issued based on these documents.

For those who already have a registered property deed, submitting the deed along with property tax receipts will suffice. They will not be required to obtain a separate property certificate.

Once the property certificate is issued, a copy must be submitted to the relevant department. Only after this submission will the beneficiary be able to avail the benefits of the PM Awas Yojana-Urban and receive the instalments.

Eligibility For PMAY-U

For Urban areas, the beneficiaries of Pradhan Mantri Awas Yojana are divided into four categories.

  1. Economically Weaker Section (EWS): Families having an annual income of less than 3 lakh.
  2. Lower Income Group (LIG): Families having an annual income between 3 lakh and 6 lakh
  3. Middle Income Group-I (MIG-I): Families having an annual income between 6 lakh and 12 lakh
  4. Middle Income Group-II (MIG-II): Families having an annual income of more than 12 lakh, but less than 18 lakh.

Benefits of Pradhan Mantri Awas Yojana-Urban (PMAY-U)

The beneficiaries of PMAY-U can get home loans with interest subsidies ranging from 3% to 6.5%, depending on the loan amount.

Apart from the subsidised loan, beneficiaries can also avail of tax benefits under PMAY-U.

The deadline for the Chief Minister’s Awas Yojana-Urban (CM Awas Yojana-Urban) has been extended in a separate development. The Housing and Urban Planning Department has extended the date for a one-time lump-sum payment. Eligible beneficiaries can now make their online payment until August 15. This extension applies only to those who had applied for the scheme in 2023.
